You’re excited about the possibility of building a home. But, where do you start? The process of building a home can seem overwhelming, especially to first-time homebuyers. Our team of professionals is here to assist you during each phase of the building process, not just during construction.
Step 1: Contact Us
The first step is very simple, contact us for a free consultation with Jared to discuss your project. The most important factor of any project is budget. Budget determines 3 basic aspects of your project 1. Lot – what community and size of lot available 2. Home size – #of bedrooms, size of rooms, finished lower levels etc. 3. Finishes – trim package, flooring, HVAC, countertops etc.
Step 2: Choosing a Lot
Your lot is a crucial part of the custom home building process. Your lot will determine the size and design (ex: walkout basement vs. slab) of your custom home. Martin Custom Building can help you in your search for a lot.
Step 3: Plan Selection
Martin Custom Building can help you customize your plans from start to finish. The typical process takes about 3 weeks. First, we will meet to customize a floor plan of your choice, including exterior elevations. Second, you will discuss your “must have” and “wish list”. (approx. 1 hour) Third, your custom plans are in the process of being drawn. Lastly, two more meetings would be scheduled for a detailed analysis of your plan. (1 hour each) After the second consultation we should be ready to finalize your custom designed plans.
Step 4: Finished Plan Evaluation
At this stage, we will meet for a detailed review of your blueprint. (2 hours) The purpose is to make final selections of your level of finishes. (flooring, trim package, appliances etc. ) This allows us to request final bids from our sub contractors and formulate final pricing. (1 week)
Step 5: Signing Agreement
At this time you will meet and go over the agreement. This agreement will provide the following 1. Cost of the home 2. Deposit (Martin Custom Building requires a 10% of project cost at signing along with pre-approval from your bank) 3. Specifications : you will be provided with a detailed list of all features included in your home along with allowances included for your project.
